“Design & Build” is a system of contracting under which one entity performs both Architectural/Engineering design and construction. In the traditional Design/Bid/Build approach an owner commissions an architect or engineer to prepare drawings and specifications and separately selects a construction company, either by negotiation or competitive bidding.
Design & Build is nothing new, with Master Builders of their time serving as chief architect, engineer and builder, accepting full responsibility for their projects – integrating conceptual design with functional performance and quality construction.
It is important to note that the Design & Build method, while not focused solely on saving the Client construction costs, nonetheless ultimately saves the Client money on the overall project.
The combined effects of Design & Build approach usually yields considerable overall profitability to the project and may make seemingly unfeasible projects into genuine opportunities.
